This project consists of the construction of a new mixed-use podium development utilizing a non-separated Section 510.2 design, with Type III residential construction above a Type I-A podium. The scope includes demolition of an existing single-story autobody shop to prepare the site for redevelopment.
The building’s primary use is Group R-2 residential apartments, supported by structured parking, amenity spaces, and other typical residential accessory uses. The project is located on a sloping site, with elevations ranging from approximately 85 feet at the southwest corner to 105 feet at the northeast corner, requiring careful grading and structural coordination.
The development includes two levels of subterranean parking. Level 3 features additional amenity areas, including seating spaces and two enclosed assembly rooms. Above the podium, five levels of Type III residential units are constructed over one level of Type I-A residential and amenity space.
A 3-hour horizontal assembly separates the construction types, and a firewall divides the structure into two distinct residential buildings above the podium, ensuring compliance with applicable building and fire code requirements.
