^{This project consists of the development of a 202-unit, high-end market-rate apartment community located on a five-acre site in Encinitas, California. Designed as a “wrap” structure, the building features four levels of Type V-A residential construction surrounding a five-level Type II-A parking garage.}

^{Site development will require significant grading and excavation, including cutting into the hillside, installation of shoring systems, and construction of large retaining structures. Approximately 70,000 cubic yards of soil will be exported to establish the building pad.}
